How green is your rental property?
New government regulations come into play on October 1, requiring all rental properties with a new tenancy in England and Wales to have an Energy Performance Certificate (EPC).

The EPC would rate the energy efficiency and environmental impact of a property, ranking it from A (excellent) to G (poor). The rating would last for ten years.
Current running costs for heating, hot water and lighting would also be shown on the certificate, plus a list of recommended energy saving improvements.
Landlords have been urged to take note, as prospective tenants would be able to see how energy efficient and environmentally friendly a property was. And those properties that boasted energy saving measures would most certainly stand out from the crowd.
The certificates would look similar to energy labels currently found on domestic appliances such as whitegoods, and would cost approximately between £40-£120.
In order to get an EPC, landlords or their letting agent would need to commission one from an accredited Domestic Energy Assessor (DEA), who would visit the property to assess its age, construction and location as well as current fittings including systems, insulation, double glazing etc.
It has been recommended that landlords with a high turnover of tenants get their EPC before the due date, because those without a certificate could be slapped with a fine of £200 for non-compliance.
In order to make a property’s energy rating as high as possible, follow the following tips:
- Insulate. This is one of the most cost-effective measures for a high energy rating, and is also
inexpensive and hassle-free.
- Check boilers. If a boiler is more than 15 years old it could need replacing. A combi boiler saves
space and better energy ratings could be achieved by combining the boiler with modern heating
controls.
- Reduce noise and lower heating bills by double glazing.
